I already own a lot, can I still buy and install a Modcraft cottage on my lot?

Yes. Depending on the area you're in, we can help you either by directly helping you configuring and installing your Modcraft, or if you're out of our area, we will bring you in contact with a partner that can help you out. Keep in mind that our competitive pricing is possible because we own and develop the land, can predict the cost for excavation, well and septic very well and have lots.that are accessible for Modular home installs. So the discount we can provide if you choose to buy a Modcraft on your own lot might be lower than expected, however, we are convinced we can still deliver a Modcraft at an unbeatable quality at a competitive price. 

How does the financial process work?

Once you picked your Modcraft, you make a 20% non-refundable downpayment which we'll keep in trust. Once the build is planned and materials are ordered, this downpayment will be non-refundable. When you make selections during your Modcraft customer journey that add to the price significantly (like quartz countertops, more windows, hardwood floors, etc) an additional downpayment will be required. The rest of the amount will be required at closing. This process should enable you to finance your cottage with a bank. We will also assist in bringing you in contact with mortgage brokers in our network.

How is Modcraft able to provide this competitive pricing?

There's several reasons, and we are not afraid (as with our pricing on this website) to be transparent about it.

First of all, we develop the land ourselves so we don't need our full margins to come from the builds.

Secondly, we have in-house capabilities for excavation and building piers.

Also, we have a trusted network of subcontractors for wells and septic system and try to combine more modcraft deliveries every few months to provide economy of scale.

Lastly, and most importantly, we love what we do, delivering turn-key cottages and build communities that create memories with their families in quality homes surrounded by nature.
